July's single-family figures reflect a broader reporting area with everything from older detached homes to newer Doon South properties. Fourteen single-family sales were recorded during the month, with a median sale price of $877,500 and an average of $893,821.
For a specific Doon or Doon South home, I would put more weight on the closest competitive sales: similar construction era, property type, square footage, lot position, school area, level of finish and location within the neighbourhood. A newer home backing greenspace, for example, may compete differently from a similar-sized property on a busier street or from an established home that requires more updating.
The year-to-date figures provide a broader reference point. Through July 2026, 106 single-family homes sold in Area 335, with a median price of $934,250, an average price of $988,085 and an average of 29 days on market.

Start with the most competitive nearby sales rather than a broad Kitchener average. The right comparable set depends on whether the home is in an older Doon pocket or a newer Doon South subdivision, then needs to be adjusted for lot, condition, upgrades, finished space and current competition.
