July 2026 included only three single-family sales in the reporting area, so the monthly average and median are best understood as a snapshot of those particular transactions rather than a reliable benchmark for every Deer Ridge home.

If I’m evaluating a Deer Ridge property, I put much more weight on the most relevant recent sales, exact street, lot size and privacy, architectural quality, renovation level, finished living space, landscaping, golf-club proximity where relevant and the homes buyers would realistically compare it with.

The year-to-date figures provide a broader reference point: through July 2026, the single-family median was $1,465,000, the average was $1,407,500, homes averaged 41 days on market and sellers received 97.7% of list price on average.

Year-to-date context: through July 2026, 19 single-family homes sold in Area 329, compared with 12 during the same period in 2025. New listings totaled 70 year to date, up from 55 one year earlier.
