Neighbourhood Overview
Contemporary Executive Living Near Trails, Golf & Recreation
Carriage Crossing is one of northeast Waterloo’s newer residential communities, with much of its housing
developed after 2010. The neighbourhood is best known for executive detached homes with contemporary layouts,
generous kitchens, larger windows and practical floor plans designed around how families live today.
The detached housing is intentionally varied. Homes by respected local builders including Ross Miner, RTS Homes,
Klondike Homes and Deutschmann Homes contribute to differences in architecture, construction quality and finish
level throughout the neighbourhood.
That means “newer” does not automatically mean “equal.” Builder quality, the way a property has been cared for,
the level of upgrades and finishes, finished basement space, landscaping, outdoor living areas, lot orientation
and greenspace exposure can all make one home feel noticeably different from another.
Carriage Crossing is also exceptionally well positioned for recreation. Grey Silo Golf Course, RIM Park,
the Walter Bean Grand River Trail and nearby greenspace are all close at hand, while shopping, schools and
major commuter routes remain easy to reach.
Considering a move in Carriage Crossing? I can help you compare the homes, builders, streets, lots and lifestyle
details that matter most for your situation.
In Carriage Crossing, I pay close attention to more than builder name and floor plan. Builder quality matters,
but so does the way the home has been cared for since construction. Thoughtful upgrades, finish quality,
additional finished living space, landscaping, hardscaping, outdoor areas, lot orientation and greenspace exposure
can all help one property stand apart from another.
Carriage Crossing
Carriage Crossing has a contemporary residential feel, with executive detached homes developed largely from
2010 onward. Many offer the practical design elements buyers now expect from newer executive housing.
Within the neighbourhood, value can still vary considerably. Builder and construction quality are important,
but so are maintenance, upgrades, finished space, landscaping and the way the property sits on its lot.

Townhomes, Condos & Everyday Lifestyle
Carriage Crossing also includes executive townhomes and newer low-rise condominium options, including Activa-built
residences. These can appeal to buyers who want a contemporary home with less exterior maintenance.
Trails, parks and playgrounds connect the residential setting with nearby recreation. RIM Park, Grey Silo Golf
Course and the Walter Bean Grand River Trail are important parts of the lifestyle rather than occasional destinations.

Location, Lifestyle & Schools
Part of Carriage Crossing’s appeal is how naturally recreation fits into everyday life. RIM Park, Grey Silo
Golf Course, the Walter Bean Grand River Trail, neighbourhood walking routes and greenspace are all close by.
The neighbourhood still feels residential, but it is well connected to northeast Waterloo amenities, shopping
and commuter routes. That balance works well for households who want a newer home without feeling disconnected
from recreation or the rest of the city.

Amy's Market Perspective
Why the headline number only tells part of the Carriage Crossing story
With seven single-family sales in August 2026, the monthly average and median are best used as context rather
than as a direct benchmark for one Carriage Crossing home.
If I’m evaluating a property here, I put much more weight on the most relevant recent sales, builder and
construction quality, floor plan, overall care, upgrade and finish quality, additional finished living space,
landscaping, outdoor improvements, lot position, greenspace exposure and current competition.
The year-to-date figures provide a broader reference point: through August 2026, the single-family median was
$972,500, the average was $1,195,766, homes averaged 23 days on market and sellers received 101.6% of list
price on average.
Year-to-date context: through August 2026, 80 single-family homes sold in Area 118, compared
with 71 during the same period in 2025. New listings totaled 117 year to date, down from 125 one year earlier.

recent sales, builder quality, lot, upgrades and current competition into context for your property.
Buying in Carriage Crossing: What I Pay Attention To
When I’m walking through a Carriage Crossing home with a buyer, I’m looking beyond the finishes and asking price.
I want to understand the original builder and construction quality, how well the property has been cared for,
whether upgrades were thoughtfully executed and how much genuinely useful living space the home provides.

For Carriage Crossing Homeowners
What Carriage Crossing Homeowners Should Know Before Selling
Newer housing does not automatically mean every property is an easy comparison. Builder quality is important,
but so are the years of ownership that follow. Maintenance, upgrades, finished living space, landscaping,
lot orientation and current competition can all change the way buyers respond.
Why similar homes can sell differently
Street and exact pocket within Carriage Crossing
Builder, construction quality and original floor plan
Overall care, maintenance and condition
Lot size, orientation, privacy and greenspace exposure
Kitchen, bathroom, millwork and overall finish quality
Finished basement and other usable living space
Quality and relevance of improvements made since construction
Landscaping, hardscaping and outdoor living improvements
Current competition and the most relevant recent sales
Why that matters
A beautifully maintained home with thoughtful upgrades, strong finishes, useful additional living space and
mature landscaping can feel very different from a similar-sized property that has not received the same level
of care.
Depending on price, buyers may also compare a newer Carriage Crossing home with renovated properties in
Colonial Acres, established homes in Eastbridge or another executive pocket in northeast Waterloo.
