Only four single-family homes sold in Area 118 during July 2026, so the monthly average and median should be read as context rather than as a direct benchmark for one Eastbridge home.

If I’m evaluating a property here, I put much more weight on exact street, lot position, privacy, greenspace exposure, renovation quality, finished living space, major-system updates, landscaping and the homes buyers would realistically compare it with.

The year-to-date figures provide a broader reference point: through July 2026, the single-family median was $962,786, the average was $1,189,070, homes averaged 24 days on market and sellers received 101.6% of list price on average.

Year-to-date context: through July 2026, 72 single-family homes sold in Area 118, compared with 64 during the same period in 2025. New listings totaled 101 year to date, down from 120 one year earlier.
