If I’m evaluating a property here, I put much more weight on exact street, lot position, privacy, greenspace exposure, renovation quality, finished living space, major-system updates, landscaping and the homes buyers would realistically compare it with.
The year-to-date figures provide a broader reference point: through July 2026, the single-family median was $962,786, the average was $1,189,070, homes averaged 24 days on market and sellers received 101.6% of list price on average.
