The Questions Every Growing Family Should Ask Before Making an Offer on a Home

That's why I've created this Family-Friendly Home Checklist. These are the questions I encourage my own clients to think about before they make an offer on a home in Waterloo Region.

At the end of your showing, compare the totals—not just your first impressions.

Sometimes the home with the highest score isn't the one you expected... and that's often the one that becomes the best long-term fit.

1. Does the Layout Work for Everyday Family Life?

One of the first things I encourage buyers to think about isn't how the home looks...It's how it works.

Imagine a typical weekday morning.

Where do backpacks go?

Can everyone get ready without constantly crossing paths?

Can you prepare breakfast while keeping an eye on young children?

Is there enough room for everyone to gather without feeling crowded?

A home should make daily routines easier—not more complicated.

Ask Yourself:

✔ Can I easily supervise young children?

✔ Is there enough shared living space?

✔ Does the layout feel connected?

✔ Is there somewhere to retreat when someone needs quiet?

✔ Will this layout still work as my children grow?

2. Is There Enough Storage?

Storage rarely photographs well.

But after move-in day, it quickly becomes one of the most valuable features in a home.

Think about everything your family owns today...Then think about what you'll probably own five years from now.

Sports equipment.

Musical instruments.

School projects.

Holiday decorations.

Camping gear.

Winter clothing.

Bikes.

Strollers.

Costco runs.

Storage helps a home stay organized—and organized homes tend to feel much larger.

Look For:

✔ Pantry

✔ Entry closet

✔ Linen closets

✔ Walk-in bedroom closets

✔ Basement storage

✔ Garage organization potential

✔ Built-in cabinetry

3. Do the Bedrooms Fit Your Family's Next Chapter?

It's easy to search by bedroom count.

It's smarter to think about bedroom function.

Ask yourself:

Will a nursery eventually become a child's room?

Will teenagers appreciate more privacy?

Is there room for grandparents to stay overnight?

Could a spare bedroom become a home office?

The best family homes evolve alongside your family.

Ask Yourself:

✔ Are the bedrooms in the right locations?

✔ Is there flexibility for future needs?

✔ Will this layout still work five to ten years from now?

4. Is the Kitchen Designed for Real Life?

The kitchen often becomes the heart of family life.

It's where lunches are packed.

Homework happens.

Birthday cakes are decorated.

Friends gather.

Before falling in love with finishes, think about functionality.

Consider:

✔ Is there enough counter space?

✔ Can multiple people work in the kitchen comfortably?

✔ Is there a pantry?

✔ Is the kitchen connected to the family room?

✔ Can you see the backyard?

✔ Is there room for children to help cook as they grow older?

5. Does the Backyard Match Your Lifestyle?

Bigger isn't always better.

Instead, ask:

A great family backyard doesn't have to be huge.

It should simply support the way your family enjoys spending time together.

Consider:

✔ Flat play space

✔ Fenced yard

✔ Room for entertaining

✔ Privacy

✔ Shade and sunshine

✔ Easy maintenance

✔ Space for future landscaping or a play structure

6. How Functional Is the Entryway?

This is one of the most overlooked parts of a family home.

Imagine arriving home on a snowy January afternoon.

Children.

Boots.

Backpacks.

Groceries.

Sports bags.

Dog leash.

Where does everything go?

A well-designed entry or mudroom makes daily life dramatically easier.

Look For:

✔ Bench seating

✔ Storage cubbies

✔ Durable flooring

✔ Closet space

✔ Garage access

✔ Nearby laundry

7. Can This Home Adapt as Life Changes?

Life rarely stays the same.

Your home should have enough flexibility to grow with you.

Could the basement be finished?

Could one room become an office?

Would there be room for aging parents?

Could older children have more independence?

Homes with flexible spaces often become the homes families stay in longest.

Ask Yourself:

✔ Can this home evolve?

✔ Does it offer renovation potential?

✔ Will I outgrow it too quickly?

8. Does the Neighbourhood Fit Your Family?

This may be the most important question of all.

A wonderful home in the wrong neighbourhood often isn't the right fit.

When helping families buy homes throughout Waterloo Region, I encourage them to spend as much time evaluating the community as they do the property itself.

Ask Yourself:

✔ Can children ride bikes safely?

✔ Are there sidewalks?

✔ Are parks nearby?

✔ What are the schools like?

✔ Is there a sense of community?

✔ Are grocery stores and daily amenities convenient?

✔ Will we enjoy living here five years from now?

Neighbourhoods such as Colonial Acres, Laurelwood, Eastbridge, Beechwood, Vista Hills, Hidden Valley, Carriage Crossing, and Kiwanis Park all offer wonderful opportunities—but each has its own personality and lifestyle.

Finding the right fit matters.

9. How Will This Home Feel on an Ordinary Tuesday?

This is probably my favourite question to ask clients.

Not...

Or...

Instead...Can you picture an ordinary Tuesday?

The alarm goes off.

Lunches need packing.

Someone can't find their shoes.

Homework needs finishing.

Dinner is on the stove.

Laundry is waiting.

The dog wants outside.

Children are playing in the backyard.

Does the home still feel like it works?

Because that's where real life happens.

And those ordinary Tuesdays are what ultimately determine whether a house truly feels like home.
