August 2026 showed six single-family sales in Westvale, with a median sale price of $725,500 and an average of $778,500. Sellers received 102.4% of list price on average, while the reported months of inventory was just 0.9. Those numbers point to relatively limited supply during the month, but six sales is still a small sample.

For an individual property, I would put more weight on street, condition, renovation quality, lot, garage, finished living space and the specific homes a buyer would realistically compare than on the monthly average alone.

The year-to-date picture provides a broader reference point. Through August 2026, 59 single-family homes had sold, with a median price of $741,000, an average price of $805,846 and an average of 23 days on market.

Townhouse/condo context: August recorded only one sale in this category, at $510,000. With such a small monthly sample, that figure should not be treated as a neighbourhood-wide benchmark. Year to date through August, 15 townhouse/condo properties had sold, with a median price of $510,000.
