Commercial Property Evaluation

Price Is Only One Part of the Comparison

Commercial value and suitability depend on how the location, permissions, building, site and financial profile work together. These are some of the factors I help clients organize before they commit.

Location & Access

Highway access, visibility, transportation routes, labour access, surrounding uses and local demand.

Building & Site Function

Clear height, loading, power, yard configuration, parking, circulation, building systems and expansion capacity.

Zoning & Permitted Use

Current permissions, outdoor storage, operational restrictions, redevelopment potential and municipal requirements.

Tenancy & Occupancy Costs

Lease structure, income, recoveries, vacancies, net rent, additional rent and expected operating expenses.

Condition & Due Diligence

Environmental information, servicing, maintenance, capital requirements and documents requiring specialist review.

Marketability & Exit

Alternative users, buyer depth, future flexibility and the factors that may support or limit resale.

Commercial Experience

Make the Opportunity Easier to Understand

My background in marketing and experience with substantial real estate transactions inform how I organize the property story, anticipate buyer questions and present technical information without losing sight of the business decision.

For sellers, that means clearer offering materials and more focused exposure. For buyers and occupants, it means comparing practical fit, value and risk—not simply reacting to a listing.

A Clear Path Forward

From the First Conversation to Closing

The details differ by assignment, but a clear process keeps the property information, people, conditions and decisions organized.

01

Define the Objective

Clarify the property, timing, business requirements and what a successful outcome must achieve.

02

Assess the Property

Review location, use, zoning, condition, occupancy, market position and available documentation.

03

Build the Approach

Develop the search, pricing, marketing, outreach, offer or negotiation plan suited to the assignment.

04

Coordinate the Transaction

Keep communication, documentation, conditions, negotiations, advisors and closing details moving.

Commercial transactions may require legal, accounting, environmental, planning, engineering, financing or tax advice. Clients should obtain advice from appropriately qualified professionals where required.

Commercial Context

Useful Perspective at Different Stages of the Decision

Questions Worth Organizing Early

Owner-users should consider zoning, power, loading, clear height, yard needs, future staffing and expansion. Investors should also examine tenancy, recoveries, capital requirements and the depth of future buyer or tenant demand.

Frequently Asked Questions

Commercial Real Estate Questions

What types of commercial real estate do you work with?

My work includes industrial properties, owner-user buildings, secured yards, investment properties, commercial land and selected office, retail and mixed-use assignments. The appropriate approach depends on the asset, location and client objective.

Do you represent buyers, sellers, landlords and tenants?

Yes. I assist property owners with sales and leasing, and I help buyers and occupants search for opportunities, compare practical and financial fit, negotiate terms and coordinate the transaction.

What information is helpful when starting a commercial property search?

Useful starting information includes the intended use, preferred area, building size, acreage or yard requirement, loading, clear height, power, parking, zoning needs, budget and timing. It is fine if some of those details are still being worked out.

How is a commercial property evaluated?

Evaluation may consider comparable sales or leases, income, tenancy, zoning, building and site functionality, condition, servicing, environmental information, capital requirements and likely demand. The most useful method depends on the property type and purpose of the evaluation.

Do you work outside Waterloo Region?

Waterloo Region is my primary market. I also take on selected commercial assignments across Southwestern Ontario when the property, location and client requirements are a suitable fit.
