COSTS TO PLAN FOR
The calculator includes the major items, but the exact amount depends on your property, service agreements, mortgage terms, and next-home purchase.
REAL ESTATE FEES
Ontario does not prescribe a standard commission. Your representation agreement should clearly set out the amount or method of calculating the fee and the services included.
The planner adds 13% HST to the real estate fee entered because taxable real estate services supplied in Ontario are generally subject to HST.
LEGAL & CLOSING
Legal costs can include the lawyer's professional fee plus disbursements and other transaction-specific items. A purchase may also involve title insurance, registration costs, adjustments, or lender-related requirements.
Use quotes from your lawyer rather than relying on a universal flat estimate.
LAND TRANSFER TAX
The provincial tax is progressive: different portions of the purchase price are taxed at different rates. This planner calculates the provincial Ontario amount automatically.
A purchase in Toronto may also be subject to a separate municipal land transfer tax, which is not included here.
MOVING & STORAGE
Moving costs can vary based on home size, distance, packing services, number of movers, storage, specialty items, disposal, and whether the move happens in one step or stages.
Getting written quotes early can make this part of the plan much more predictable.
HOME PREPARATION
Repairs, painting, decluttering, staging, landscaping, cleaning, or larger updates can affect the sale-side budget. The best preparation plan focuses on work most likely to protect perceived value.
A pre-listing walkthrough can help prioritize what matters and what can be left alone.
MORTGAGE COSTS
Depending on your mortgage, there may be a discharge charge, prepayment penalty, portability consideration, or other lender requirement when the current property is sold.
Ask your lender for a current payout statement or estimate before finalizing your planning numbers.
A FEW IMPORTANT NOTES
Because there is no government- or RECO-set standard fee. Real estate remuneration is negotiated between the client and brokerage, so the calculator lets you enter the percentage you expect to use.
No. The calculator includes the provincial Ontario land transfer tax only. If you are purchasing in Toronto, there may also be a separate municipal land transfer tax to account for.
Those costs can vary considerably by provider and by the complexity of your move. Leaving them editable prevents the planner from presenting a generic estimate as though it were a quote.
No. Property tax adjustments, condo-related adjustments, utilities, title insurance, lender charges, insurance, bridge financing and other transaction-specific items may apply. Your lawyer, lender and other professionals can confirm the final amounts for your circumstances.
