What Should a Waterloo Region Buyer Budget For?

Your mortgage payment is only one part of the cost of owning a home. Property taxes, utilities, home insurance, condo fees where applicable, maintenance and closing costs all affect what will feel comfortable month to month.

The same purchase price can also mean something different from one neighbourhood or property type to another. A newer townhome, an older detached home and a condominium may carry very different ongoing costs—even when their mortgage payments are similar.

Plan for legal fees, title insurance, adjustments, moving expenses and applicable land transfer tax in addition to your down payment and deposit.

Questions Waterloo Region Buyers Often Ask

How much down payment do I need in Canada?

For an owner-occupied home below $1.5 million, the usual minimum is 5% of the first $500,000 and 10% of the portion above $500,000. Homes priced at $1.5 million or more generally require at least 20% down because insured financing is not available. Lender and property-specific requirements may differ.

Does this calculator include mortgage default insurance?

Yes. When selected, it estimates the premium for an owner-occupied purchase with less than 20% down and adds that premium to the mortgage. It also identifies the estimated Ontario retail sales tax on the premium, which is generally paid at closing rather than added to the mortgage.

Can an insured mortgage have a 30-year amortization?

Some first-time homebuyers and buyers of new builds may qualify for a 30-year insured amortization. Other insured purchases are generally limited to 25 years. Confirm eligibility and the applicable premium with your lender or mortgage broker.

Is the mortgage payment the same as my total monthly housing cost?

No. Your full monthly budget may also include property taxes, utilities, home insurance, condo fees and maintenance. Use the optional fields in the calculator to build a more complete estimate.

Is this a mortgage qualification calculator?

No. It estimates payments but does not test your income, debts, credit, stress-test rate or a lender’s underwriting requirements. Use it for early planning, then obtain a pre-approval before relying on a purchase budget.
