The broader reporting area includes both Uptown Waterloo and Westmount, and detached homes within those areas
can differ substantially in age, lot size, condition, architecture and renovation quality. The monthly average
is useful for understanding direction, but it is not enough to price one particular Westmount home.
If I’m evaluating a property here, I put much more weight on exact street, lot size and privacy, architectural
character, renovation quality, finished living space, major-system updates, landscaping and the homes buyers
would realistically compare it with.
The year-to-date figures provide a broader reference point: through August 2026, the single-family median was
$977,000, the average was $1,077,484, homes averaged 22 days on market and sellers received 100.8% of list
price on average.
Year-to-date context: through August 2026, 67 single-family homes sold in Area 415, compared
with 61 during the same period in 2025. New listings totaled 133 year to date, up from 121 one year earlier.
